Lutjen Inc. Receives LEED Silver

The new LEED Silver headquarters for Lutjen Inc is housed in an existing warehouse building, economically renovated to expose its raw beauty.  Sustainable systems, finishes and methods were utilized to send a clear message of their company’s commitment to environmentally responsible practices.  Lutjen’s talented team became the inspiration for developing the personality of their new home. The interior environment visually and functionally celebrates the collaborative office culture. This facility becomes a beacon for the work they believe in and live out on a daily basis.

Many strategies were used to create a more sustainable environment that is comfortable and pleasing to the employees and clients.  Envelope improvements were made to the existing building including a new “cool” roof.  Geothermal heating and cooling, efficient lighting and equipment were used as a practical source to reduce overhead costs while reaching for LEED certification. 

Repurposing was utilized throughout the building to creatively reuse existing materials.  Abandoned existing gas and sprinkler piping were reclaimed and repurposed throughout the space for handrails, ramps and bicycle racks.  Carpet tile in the office and conference areas was reclaimed from another project the design team was working on simultaneously.  At several locations, brick on the exterior façade was salvaged and reused in an effort to repair damaged brick throughout the facility. 

The team utilized 3-D rendering software as a visual communication tool to aid in the design process.  These graphics facilitated a better understanding of the specific design solutions like the existing wood and steel barrel vaulted structure in its relationship to the partial height walls below.  It also allowed the team to study the interior wall locations and heights in order to allow for more natural light penetration and exterior views.
